Top 10 Tips For Selling your property faster

1.- THE PRICE: Look at your home from the point of view of a potential buyer: would you pay for it the price you are asking? Have you set a price over the market price expecting the buyer to negotiate it? If you want to sell your property NOW, it’s time to reconsider the price.

2.- CLEANING: A clean and tidy house invites to come and stay. So your property needs to be spotless: 

  • Paint the house, inside and outside. Light colours appeal to a greater number of people and make the rooms seem more spacious.

  • The kitchen and the bathrooms MUST shine.

  • If you have too much furniture, remove some units to make rooms look bigger.

  • Remove anything that is not essential to have on sight.

  • If the property is not occupied, find someone to have a regularly check so everything is being kept in good conditions.

3.- DAMP & HUMIDITIES: No matter why they appear, they are a common reason to reject a house. Repair (DON’T hide) them before putting the house up for sale.

4.- THESE LITTLE THINGS: which are so important and often do not involve very high costs:

  • If you have a garden or flower pots, grow flowers to cheer up.

  • Make sure the doorbell or the intercom work.

  • Paint the mailbox if necessary.

  • Fix leaky taps and replace burned out light bulbs.

  • Put your best towels, a new shower curtain (if necessary) and new mats in the bathrooms.

5 .- THE LIGHT: Brightness and sunlight make us feel positive. Open curtains, blinds and shutters, turn on the lights in every room even during the day, and if it's getting dark, turn on the outside lights as well.

6 .- CREATE A PLEASENT ATMOSPHERE: Fresh flowers, scented candles, or some soft music help to create a pleasant atmosphere; the TV must always be off and clothes should be collected from the hanging lines.

7 .- THE PETS: Although they are part of our family, the buyer may be allergic or afraid of them, so please, bring them out. They might be distracting, too.

8 .- PHOTOS: They are the first impression buyers have of your home. It is therefore essential to be taken after considering the recommendations above.

The more information you provide, the more tools the real estate agent will have to sell your property. So, please have ready:

  • A copy of the deeds.

  • Your NIF/NIE number, especially if you are non-resident.

  • If the property belongs to a company, copies of the corporate deeds, CIF number and legal representation documents.

  • Updated information on bills for water, electricity, community, IBI, garbage, ...

  • If the property is being rented, information on the profits/income.

  • Information about charges or debts (mortgages) on the property.

  • Improvements made to the house which are not registered in the deeds.

10.-DURING THE VISITINGS: It is better that you are not present. This will give the buyer more freedom to spend the necessary time to visit the property without feeling under pressure. Your real estate agent will know how to handle the situation expertly and answer any questions that may arise.

      Buying a home in your own country can be stressfuland is problably the biggest and most expensive decision to make during your life time. We thought making such a decision in a foreing country with a different culture, lenguage and laws would be even more daunting. However, with Paloma''s vibrant personality and her excellent command of English made us feel totally at ease. We viewed the property at 4pm, signed the contract at 7.30pm the same day and flew back to the UK the following morning at 10 am. During this shart period we had agreed to spend 4 times more on a property than we had ever done before. When back in UK we arranged to give Power of Attorney to Inmo - Estate Lanzarote. This saved the cost of the family flying back to Lanzarote to sign the Escritura. When we returned to Lanzarote all the click watches canveyancing had been done and we were handed the Deeds and keys of our property. Our actual experience was totally different to what we expected. In essence all what we had to do was sign the contract, arrange Power of Attoney in England and transfer the money; everything else was taken care of by Paloma. She even arranged our NIF numbers, trasferred the utility bills into our names and introduced us to La Caixa bank.
